Based on the Seibu Group's “Smiles Ahead” slogan,
Seibu Realty Solutions aims to be a company that is always trusted through district development
that meets the needs of our customers and the residents living in the area.

WHAT IS SUSTAINABILITY ACTION?

The Seibu Group aims to achieve sustainable and dynamic growth by taking up the challenges of creating a sustainable society through the provision of a wide range of businesses and services in line with the Group Vision, which is the course of action for each and every employee of the Group.

We refer to our efforts in creating a sustainable society as “Sustainability Actions (ESG),” and all companies within Group are engaged in the pursuit of sustained growth.

In addition, based on social issues and our business environment, the Seibu Group has set four areas (safety, environment, society, corporate culture) and twelve agendas (major themes) to be focused on, and we are proactively working in line with these agendas.

Setting flow, areas, agendas

Through the setting flow below, we have set 4 areas and 12 agendas.

  1. STEP 1

Extract social issues by referring to SDGs, ISO 26000, GRI Standards, etc.

  2. STEP 2

Narrow down social issues according to the business field, external environment, initiatives of other companies, etc.

  3. STEP 3

Determine the agendas through prioritization and categorization based on the Group Vision, current initiatives, and discussions at management meetings. SDGs

What are Sustainable Development Goals (SDGs)?

Sustainable Development Goals (SDGs), which are the successors to the Millennium Development Goals (MDGs) established in 2001, are an international framework to improve global wellbeing in a sustainable manner by 2030, as set out in the 2030 Agenda for Sustainable Development adopted at the United Nations Sustainable Development Summit in September 2015. Comprised of 17 goals and 169 targets, they are predicated on the pledge to "leave no one behind" on the planet. Being universal in scope of application, the SDGs are not only for developing countries but also for developed countries, and they are also being actively pursued in Japan.

SAFETY

Disaster prevention measures in cooperation with the community

As a state-of-the-art office building, DaiyaGate Ikebukuro, with the aim to improve disaster prevention, has signed with Toshima Ward an “Agreement on Coordination and Cooperation for Countermeasures for People Stranded during Disasters”. We are working to improve the disaster prevention capabilities in the Ikebukuro area and to enhance the safety and security of the entire area, for example by providing temporary waiting spaces in the event of a large-scale earthquake.

Disaster prevention stockpile warehouse/temporary stay spaces for stranded people

In addition to establishing a disaster stockpile warehouse in the DaiyaGate Ikebukuro, we will also open the building’s deck and entrance hall as a disaster stockpile warehouse and temporary stay space for people who are stranded.

Temporary waiting space: 1,000 people
Temporary stay space: 270 people

Intermediate seismic isolation structure
to suppress earthquake shaking

This structure efficiently absorbs seismic energy and suppresses structural damage. In addition, the brace frame around the building bears horizontal forces in the event of an earthquake.

High-reliability power supply

Two separate power supply lines featuring backup generators that can provide emergency power for 72 hours and an emergency power supply space for residents ensure business continuity in times of disaster.

Water and sewage backup

Enough water to last three days is held at all times for use in case of disasters. The capacity to store sewage in the building is also planned.

Installation of manhole toilets

Five manhole toilets for stranded people have been installed.

ENVIRONMENT

Urban oasis certification

Tokyo Garden Terrace Kioicho, where history and rich nature intersect, has been certified as an "urban oasis" by the Social and Environmental Contribution Green Evaluation System (SEGES) as an initiative to provide comfortable and safe urban green spaces.

About 45% of the entire site is covered with greenery

Some two hundred trees from the Grand Prince Hotel Akasaka have been preserved and replanted, and 340 trees have been newly planted. In addition, more than 200 species of plants have been planted, bringing the greening rate of the entire site to approximately 45%. Our aim is to create a city that contributes to the formation of an ecological network (ecological corridor) in cooperation with the precious green areas in the city center such as the Imperial Palace and the Akasaka Detached Palace.

CREATING FORESTS ON COMPANY-OWNED LAND

We are engaged in natural/global environmental conservation activities that lead to the future, through a perspective of sustainability action.

Hanno / Seibu no Mori

This forest with an area of roughly 130 ha located adjacent to the urban district about twenty minutes by walk from Hanno Station, is active with the local residents in forest making efforts such as periodic tree thinning.

Increased self-consumption of renewable energy (alternative energy use)

Covering roughly 20% of all the electricity consumed throughout the facilities with solar power generation using an on-site PPA model at the Karuizawa Prince Shopping Plaza. Expected to reduce CO2 emissions by approximately 870 tons per year.

SOCIETY

Creating an environment along a railway line where children can be raised happily and comfortably.

A new kind of shared office,
“emiffice Nerima”

emiffice Nerima, which is located inside Nerima Station, is a shared office that also serves as an after-school facility. It offers an environment where children can spend their after-school hours safely as well as a rich educational program, and an environment where you can work comfortably while watching your child.

A childcare center near the train station, “Nicot”

The name reminds of the “smiles” part of the Seibu Group’s slogan, “Smiles Ahead”. It is run in hopes for children to grow up smiling and healthily. Offering support for the installation of parenting support facilities for families raising children in homes along railway lines.

CORPORATE CULTURE

To bring smiles to working people

Communities where people smile cannot be achieved without sound minds and bodies.
At Seibu Realty Solutions, we run various initiatives to ensure that our employees can work with a smile.

Work style reform

Staggered working hours
